Since the release of our inaugural Top 10 Canadian Developers in 2022 blog post from 2022, we have received many requests for an updated list. The wait is finally over - read on to learn about the top Canadian Developers In 2023 and their significant contributions to city skylines across Canada.
Anthem Properties
Since 1991, Anthem Properties- a North American real estate development, investment and management company- has strived to and succeeded in creating better spaces and stronger communities. Anthem’s residential portfolio comprises more than 20,500 homes, with their Canadian efforts focused on Alberta and British Columbia and a quickly growing prominence in California, USA.
Park
Located in Vancouver’s vibrant West End and Coal Harbour Neighborhoods, Park by Anthem is a 31-storey, 126-residence community of condos and townhomes. Concord Pacific

Artworks
Contributing to the ongoing effort to revitalize the Regent Park neighbourhood, Artworks by The Daniels Corporation was completed in 2022. The 451-unit, 32-storey tower offers units that range from studios to 3-bedroom apartments, offering inventive amenities such as a Mega Gym, co-working space and an arcade.
Intracorp Homes
Founded in Vancouver during the year 1976, Intracorp Homes began as an urban residential real estate business. Since then, Intracorp has expanded to become a North American builder with a Canadian focus in British Columbia and Ontario. The firm has developed over 25,000 homes in more than 184 communities across North America, including developments in California, Hawaii, Texas and Washington State.
Ashley Mar
Ashley Mar is a joint-venture housing co-op between Intracorp and Toronto-based developer, Oxford Properties. The three-tower mixed-use development offers a 125 unit co-op building, and 524 market rental homes in the remaining 2 towers. Construction began late 2022 and all three towers are estimated to be completed mid-2025.
Menkes Developments
Menkes Developments was established almost 70 years ago by the late Murray Menkes, and his legacy is carried on by his three sons Alan, Steven and Peter, as well as his grandsons Jared, Jason, Adam and Sean. The firm is committed to shaping the landscape of Toronto real estate, focusing on creating entire mixed-use communities.
Bravo
Bravo is the third phase of the Vaughan-based multi-tower master plan community, Festival South VMC, which has been heralded as Canada’s Best selling community. A joint venture between Menkes and QuadReal, the Bravo phase comprises 3 towers ranging 47 to 62 storeys high, for a total of 2000 units. Residents will enjoy world-class amenities, including a games lounge, fitness zone and recording studio.
MST Development Corporation
A partnership of the Musqueam Indian Band, Squamish Nation and Tsleil-Waututh Nation, MST Development Corporation has the objective of becoming a key driver of growth, opportunity and well-being for their Nation’s members and the surrounding regions.
Heather Lands
Approved in May 2022, the Heather Lands project is a 21-acre redevelopment that is a joint partnership between MST Development Corporation and Canada Lands Company. The project seeks to create 1672 units of market rental housing, 540 units of social housing and over 125,000 sq ft. of commercial space. The architecture and design of this 5 phase project will be inspired by First Nations motifs and traditions.
Onni Group
Founded by the late Innocenzo (Inno) De Cotiis, an Italian immigrant, Onni Group has 50 years of experience building high quality development projects. Since De Cotiis’ humble beginnings in his family’s landscaping business, Onni has built over 15k new homes across British Columbia. Beyond their Canadian roots, Onni has begun developments across the United States, particularly in Los Angeles, Phoenix and Chicago.
Gilmore Place
Gilmore Place Phase 1 is a 3 tower development, set to complete in 2024. The development is set to break records for tower height, with Gilmore Place II expected to become the tallest building in British Columbia at 708 ft and 64 floors tall. Together, the 3 towers comprise 1563 new homes.
Polygon Homes
Adhering to their foundations of Sincere Care, Trust, Environmental Responsibility & Forward-Thinking, Polygon Homes has made significant contributions to shaping the residential landscape of the Lower-mainland area. Since its inception in 1980, Polygon has built more than 33,000 homes throughout metro Vancouver. 2023 was a year for expansion with Polygon building their first project outside of Vancouver with their Calgary development, Ocean Drive.
Elle
Located in the Central Lonsdale neighborhood of North Vancouver, Elle by Polygon is a 22-storey mixed-use development that offers 136 new homes. A reflection of modern living, Elle boasts Smart tech amenities and luxury interiors.
Shape Properties
Responsible for the design, development and management of some of the largest urban centres in Canada, Shape Properties has an extensive real estate portfolio. Since its inception in 2005, Shape has 8.8M sq ft. and over 6000 homes built or currently under construction.
RC at CF Richmond Centre
Located adjacent to the CF Richmond Centre, RC at CF Richmond Centre is a 27-acre master plan set to be completed in 2026. Overall, the development is made up of 2000 units, with phase one comprising the first 388 homes. The development offers condo units ranging from studios to 3 bedroom condos, as well as 3 bedroom townhouses.
SmartCentres REIT
After its formation in 1989 to help Walmart enter the Canadian market, SmartCentres REIT expanded into residential development in 2019 with the inception of their SmartLiving brand. The firm has 10.6M sq ft. of redevelopment active or underway, as well as 272 individual development projects in its portfolio.
Park Place
An upcoming phase of the SmartVMC master plan, Park Place is a two tower development coming to the heart of Vaughan. The development will create more than 1,100 new homes and 10,000 sq ft. of retail space. Park Place joins a mixed-use community that spans more than 100 acres and will contribute to the 45,000 residents estimated to live in SmartVMC.
